What Actually Drives the Price

1. Size

Encapsulation is priced by square footage, so a 2,500 sq ft crawl space naturally costs more in materials and labor than an 800 sq ft one. This is the single biggest factor in any quote.

2. Condition

A dry crawl space with no history of moisture problems needs only a vapor barrier and vent sealing — the least expensive scenario. A damp space usually adds a dehumidifier. A wet space with standing water or heavy mold needs drainage, a sump pump, and mold remediation before the barrier ever goes in, which is why "wet" projects can run two to three times the cost of "dry" ones of the same size.

3. Access

Crawl spaces with very low clearance (under roughly 24 inches) or difficult entry points take longer to work in, which adds labor time.
